Methodology

Rubin Capital Strategies was built by three partners who have spent their careers on different sides of the same table. One is a real estate developer who has built and financed projects across the cycle, and who knows the pressures a principal actually carries. One is a financial markets expert who works in how capital is priced, structured, and moved. One is a retired attorney who reads a deal for what could go wrong before it does. Collectively, they have raised more than $600 million in debt and equity — in strong markets and difficult ones.

That range is the point. A project arrives at Rubin and is seen three ways at once: as a developer sees it, as a lender sees it, and as a court might one day read it. Most raises are prepared from a single vantage. Ours are prepared from all three before they reach the market.

The work itself is organized around three pillars. A client may need all three, or only the one slowing the raise.

Documents & Packet Prep
The materials a lender or investor reviews: offering documents, executive summary, project presentation, financial narrative, and supporting collateral. We prepare them to a consistent standard, so the questions are answered before they are asked. A packet that anticipates underwriting moves faster through it.

Brand Communication
The positioning and identity of the project and its principals. We refine how the opportunity reads, so that it is the same on paper as it is across the table — understood quickly, and remembered afterward.

Campaign Strategy
How the raise is run. We set the sequence — which sources to approach, in what order, and with what materials — and manage the outreach and follow-through that carry a raise from first conversation to close.
